AND I'LL GIVE YOU A REBATE OF UP TO 1%!
I rebate up to 1% of the purchase price to my buyers at closing. This rebate must be provided as a credit to be applied towards my buyers' closing costs on the settlement statemet (HUD-1) at closing. The actual credit is 1/3 of the net buyers' agent commission paid to www.WebMLS.net on the HUD-1 form. The most common commission offered by the seller to the buyers' agent is 3%. As a result, the most common credit is 1%. The buyers understand that this credit must be disclosed in the contract to purchase. Other conditions apply. For the rebate, I ask buyer(s) agree to:
1. search for properties on www.SellsHomes4Less.com , www.WebMLS.net , www.REALTOR.com or other broker web sites
2. drive by the properties to eliminate properties buyer(s) does not want to see
3. schedule a time agreeable with me to see properties
4. will not see properties with and/or sign agreements etc. with another broker/agent
5. buyer(s) credit will only be applied at closing. Broker/agent will not give any unused funds to buyer(s). Unused funds will be forfeited. Agent must disclose in the offer to purchase "Agent is paying a portion of buyers settlement cost etc to facilitate this transaction." Buyer(s) is/are responsible to ensure their lender allows this credit. Buyer(s) does not have a current Exclusive Buyer Agency contract signed with another broker/agent. Buyer(s) agree(s) to sign an Exclusive Buyer Agency contract with www.WebMLS.net.
6. This rebate does not apply to FSBO properties - I would be acting as a "Dual Agent" and would be unable to offer the Exclusive Buyer Agency contract.
