What does "Full Service" include?
1. List your property in up to 2 of the local REALTORS® Multiple Listing Service (MLS) - which are the Dayton MLS and/or WRIST (Auglaize, Champaign, Clark, Greene, Mercer, Miami and Shelby Counties) MLS systems. Your property will also be marketed on www.SellsHomes4Less.com, OhioHouseHunting.com, point2homes.com, google, craigslist, yahoo classifieds, oodle, trulia, livedeal, citycribs, vast.com, edgeio, propsmart, real estate advisor, the housing pages, house.com, propbot and hotpads.com (where market available).
2. Place a WebMLS For Sale sign in the front yard of your property (if allowed). If the property is located in an HOA community that requires a unique sign, seller must provide the sign - I will advise you on what needs to be on sign.
3. Place photos on REALTOR.com and on the MLS system with many more added on SellsHomes4Less.com. I provide a link on the MLS system that brings viewers to this site to view the extra photos and a virtual tour of your property.
4. Receive all buyer calls on the property.
5. Set all showings on your property per your instructions.
6. Forward all feedback reports after a showing to you and discuss the comments made by the buyers/Buyers Agent.
7. Negotiate the Offer to Purchase. All contract negotiations will be done using fax, phone and/or email with the contract converted to a PDF file.
8. Set appointments for all inspections and appraisal.
9. Negotiate the results of the whole house inspection.
10. Take care of all details for and attend closing.
