FSBO - For Sale By Owner - on my website?

I'm considering on adding a FSBO page on my site.  I know I would have to have a disclosure stating that I do not represent the seller - or the buyer - at this point.  I wonder how many FSBO homeowners would like to have there photo and price on my site.  I would offer to post it here as long as any buyers that I bring to them the sellers would be willing to pay a commission.  Most FSBO offer to pay a commission to agents for bringing them buyers - usually a 3% fee - I would like to offer the posting on my site for free - and only charge a 1.5% fee for bringing the buyer.  I would offer to represent any buyer they give me and make sure all required state paperwork is filled out.  I believe this would be a win-win situation - they use my website for marketing and I would (hopefully) get some buyers out of the deal.  It would mean that there would have to be some trust on my part - trusting the FSBO seller to actually give me the buyer.  If I were the seller, especially with all the lawsuits today, I would rather pay a reduced fee and make sure the required paperwork is completed than to risk a lawsuit.

I am an agent in Montana and we have a status called "Statutory Broker"  that is where an agent doe not represent either side but just does the paperwork.  Your FSBO Sellers might like this idea better.
