Clark County, Ohio offering FREE Radon testing - don't forget disclosure!

 The local news channels are reporting the colorless and odorless gas is found in a large number of Ohio homes.  Clark County residents can get a free testing kit by visiting the Health Department.  If Radon is discovered, there is usually a remedy available.  Venting the gases that can linger in your crawspace is one way - these systems can be installed by a contractor. 

  Owners of homes that have the testing done and find out they do indeed have Radon gas exposure are reminded that when they go to sell their home they MUST disclose this information to potential buyers.  This information will be disclosed on the "Property Disclosure Report" that all sellers must provide to buyers.  Again, this form is REQUIRED by all sellers - even if it is a FSBO property.  Potential legal matters could arise if a seller decides not to disclose this information and a buyer later finds out the seller hid this information.

   Speak to your REALTOR about what must be disclosed on the report. They are not allowed to fill it out for you, only the seller can.  When in doubt - disclose - disclose - disclose.
